An indigenous real estate company requires a competent and experienced Property Manager. The Company’s core purpose is to acquire and hold commercial real estate while actively matching its investors with the proper risk/return real estate investments, considering all facets of investment analysis including cash flow, income tax consequences, capital appreciation opportunity, tenant risk, market trends, and many other factors.
Job Summary
The Property Manager is responsible for coordinating the maintenance, leasing, or governance activities of the company's properties. He/She will liaise with tenants, supervise Outsourced Property maintenance/facility Management Company, security guards, contractors and relevant government agencies to ensure that property is in top shape and correctly serviced. Manage the Leasing (short term and long term) of the property and ensure that properties are yielding the expected returns and values.
Responsibilities
- Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals
- Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action
- Direct collection of service charge, rental fees, and deposits and payment of insurance premiums, mortgage, taxes, and incurred operating expenses
- Inspect grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance
- Plan and schedule general maintenance, major repairs, and remodeling or construction projects for commercial or residential properties
- Analyze bids from contractors for repairs, renovations, and maintenance
- Prepare and administer contracts for provision of property services such as cleaning, maintenance, and security services
Qualifications and Requirements
- Knowledge of property taxation, valuation, and maintenance principles
- Adequate computer knowledge especially spreadsheet e.g. MS Excel
- Knowledge of federal and state property, land and environmental regulations
- Bachelor's Degree in Estate Management, minimum of Five years industry experience
- Deductive reasoning, problem solving, monitoring, critical thinking, judgment, decision-making, good verbal and written communication skills
- Work requires willingness to work a flexible schedule
- Ability to drive with a valid driver’s license
