An indigenous real estate company requires a competent and experienced Real Estate Accountant (REA). The Company’s core purpose is to acquire and hold commercial real estate while actively matching its investors with the proper risk/return real estate investments, considering all facets of investment analysis including cash flow, income tax consequences, capital appreciation opportunity, tenant risk, market trends, and many other factors.

The Role

Real Estate Accountant (REA) provide and implement financial strategies and prepare financial reports such as development expenses, operational costs and profits (P & L), revenue and expenditure cycle reports, lease abstracts, cash basis income statements and other budget-related items. REA also ensure the productive use of properties, updating of valuation for tax purposes and property disposal if needed.

Job Descriptions

Develop the commercial value of real estate holdings hence he/she will have to maintain coordination with Property Managers and Estate Valuers
Keep an eye on unproductive projects and then conduct biddings for the disposal for unproductive properties of the business upon the management approval.
Secure the best deals for any long term property leases which may involve negotiations with property owners as needed
Review the property accounting, approve capitalization and depreciation schedules in the general ledger posting
Maintain coordination and communication with the government, real estate brokers and other stakeholder for updating property valuations, council rates and land tax calculations.
Implement Strategies to minimize real estate taxes, obtain efficiencies from operations, and purchase sub-contracted services at competitive prices
Create and implement a business plan for each property and periodically adjust the business plan to reflect the current market and property conditions
Prepare profit and loss statements and monthly closing and cost accounting reports.
Compile and analyze financial information to prepare entries to accounts, such as general ledger accounts, and document business transactions
Establish, maintain, and coordinate the implementation of accounting and control procedures
Prepare and review budget, revenue, expense, payroll entries, invoices, etc
Explain billing invoices and accounting policies to staff, vendors, tenants, clients and resolve accounting discrepancies

Skills/Qualifications

Knowledge of finance, accounting, taxation, budgeting, and cost control principles including Generally Accepted Accounting Principles (experience in Real Estate industry is advantageous)
Knowledge of financial and accounting software applications. Adequate spreadsheet knowledge e.g. MS Excel
Knowledge of federal and state financial regulations
Ability to analyze financial data and prepare financial reports, statements and projections
Bachelor's Degree/HND in Accounting, minimum of Five years of accounting experience especially in a real estate firm
Certified Chartered Accountant (ICAN or ACCA), a Certification in Taxation will be an advantage
Deductive reasoning, problem solving, monitoring, critical thinking, judgment, decision-making, good verbal and written communication skills
Work requires willingness to work a flexible schedule
